Arrange a viewing - If you would like to view one of our available properties, please contact the office on 0131 622 2213. All prospective tenants should try and view the property at the same time as a quick decision is often required due to demand. Our office hours are 09.00 to 17.00 Monday – Friday.
Securing a Property - If you are interested in taking the property, you will need to come into the office and place a holding deposit. (details of funds required will be supplied at any arranged viewing) At this point we will reserve the property for you and stop advertising whilst reference checks are being completed.
References & Tenant Application – A referencing fee will be payable along with a completed Tenant Application form which should be completed by each prospective tenant when the holding deposit is paid.
We use an external referencing agency and they will normally give us a response within 48hrs.
If your referencing fails, you will need to arrange a guarantor to complete additional paperwork. If you are unable to arrange a guarantor, we are under certain circumstances able to proceed with the Let providing additional criteria and payments are met.


Moving Into your property - If the referencing is in order we will arrange a move-in date for you. All tenants are required to come into the office and sign the lease.
The following payments will also be due.
Deposit of 1½ times the monthly rent.
(The amount of the holding deposit will be deducted from this amount.)
You will also be required to fill in a standing order mandate.
IMPORTANT – No keys will be issued for the property until the full calculated rent is paid. This means cleared funds in Complete Solutions nominated bank account on the 1st of each month.
All properties are checked prior to entry and a detailed inventory is produced. Any questions you may have regarding the contents of the supplied inventory should be communicated in writing to your allocated Property Manger within 7 days of the start of your tenancy.
