Q : : How long does it take to gain an HMO Licence for my property?

: The physical works can generally be completed within two weeks. Council administration, from application to the granting of the licence, can take between three and six months.
Q : : I am concerned that the smoke detection system will ruin the look of my property (visible wiring etc). Is this the case?
A : :
The smoke detection system would be installed sympathetically in your property with no visible wiring, damage to any ornate cornice or any need for decoration afterwards.

Will my tenants have to move out of the property during the upgrading works?
A : :
No. 95% of properties that we carry out works in are fully tenanted. They are advised in writing of start dates and timescales prior to the works commencing.
Q : :
I have traditional panelled doors within my property, which I’d like to retain. How can I achieve this?
A : :
There are various different methods of upgrading doors. At Complete Solutions our staff are trained use Envirograf fire products which help to preserve traditional features within each upgraded HMO .
Q : : I have already submitted an application for an HMO Licence and have received a report with a list of works required. Can you prepare an estimate from this?
A :
To be able to provide fixed costing for the upgrading works a site visit would be required to determine exactly what methods can be used to upgrade doors and retain the traditional features of your investment. This is part of our free survey and estimate service.
Q : : I am unsure of the upgrading costs for HMO works. What would be a realistic figure?
A :
Each property is unique but a general cost of upgrading a 3 bedroom HMO would be in the region of £2,500 - £3,500 (This is dependant on floor levels and space standards).
